Old Forge Crossing Sales Data for 2020

 

At the beginning of the year things were quite slow, and in 2020 we had just a few more sales than in previous years with 25 total sales. This is in line with what we have seen across the Main Line real estate market with a reduced inventory and many buyers ready, willing and able to snap up inventory when it has come on the market. As a result we have also seen days on market drop to just over 9 across all sales in the year. Prices have strengthened over previous years with a square foot net price of $213.38.

Of those 25 sales, 18 were single bedroom units, of which two had dens. Overall single bedroom units had a slightly higher square foot price than two-bedroom units at $214.52. Many of the units which came on the market this year had had improvements with updated kitchens and baths.

Among the two-bedroom units one was with a den, a rare feature in Old Forge Crossing. These units had a square foot price of $210.45.

General Information

Old Forge Crossing is a condominium complex in Devon, PA. It has over 40 acres of land that contain walking trails, pond and stream, a historic clubhouse, barn, tennis courts and a swimming pool. Monthly fee includes common areas and building maintenance, water, gas for hot water, dryer and cooking, snow removal, trash, fees for clubhouse and tennis. Condo association rates as of January 2021 are $261 for a 1 bedroom unit and $343 for a 2 bed unit. There is a six month condo fee contribution to the capital fund for buyers at settlement, plus new owners pay a $50 processing fee. Obtaining the 3407 Resale Package for sellers is $200. Annual sewer charge $250 for owners billed in February due March 1st for the previous years use. Tenants pay a $200 move in fee. www.oldforgexingpa.com for the association website. History of Old Forge Crossing

Old Forge Crossing, originally an apartment complex that was converted to condos in the 70's it is now a condo development in Devon, PA, well located on N Valley Road, just off Route 202 in Tredyffrin Township and within the Tredyffrin Easttown School district. It consists of some five hundred plus condos, single bedrooms, single bedrooms with a den, two bedrooms with two baths, a few two bedrooms with a den and two baths and some townhouses with two bedrooms and two and a half baths on two floors.

Price in Old Forge Crossing is determined primarily by condition, those condos with new windows and sliders, updated HVAC systems, updated bathrooms and kitchens fetch the highest prices. Those with dens obtain a slightly higher price if they have been equally updated. Also important is location within the community, there are those units that face parking and are just a short walk, whilst other units are on the rear of a building or face an inner courtyard and require a longer walk, which may give more privacy from the parking lot but be less convenient when carrying shopping. There is also some noise from Valley Forge Road and Route 202 for those units that face or are close to either. The only difference between first and second floor location is that dens are only available in second floor units.

Laco of inventory across our market has seen prices rising year on year. There are many buyers out looking for homes and Old Forge Crossing provides a great entry point for first time buyers and those looking to downsize as well. Many investors like the development and are also always looking for opportunties to buy, however, end users will pay a higher price than an investor.

Rentals and Leasing

Rental of Old Forge Crossing condos remains strong this year with decent rental returns being obtained by landlords but price obtained not increasing substantially. The one difference we have seen this year is the willingness of tenants to bid on properties offering lower monthly payments for longer terms. The increase of investor owners has moved the development to change their by laws to limit the number of investor owners. Whilst this limit is still a little ways off, it was necessary to protect the FHA approved status and the level of owner occupants for any buyer using a mortgage.

Some of the benefits mentioned by clients and customers of Old Forge Crossing are, FHA approved development for easy access to FHA mortgages, the things included in the condo fee, these include gas for hot water, cooking and for the dryer, water, external maintenance, grounds upkeep, tennis courts and swimming pool; also often mentioned is the amount of storage space, how large the rooms are and having your own laundry in your condo and not having to share it with others, a private entrance and mail delivered to your door, lots of parking and walking trails throughout the development and finally but definitely not least the location which as one client put it, "It is just close to everything". Sales data 2019

Old Forge Crossing saw 23 sales last year, same as 2018. Full data is below, but a quick recap was homes sold for an average of 99% of list price, average square foot price was $201, with a total of $4,026,405 after allowing for seller concessions to buyers of sales.  Four of the listings were 2 bed 2 bath apartments, two were town houses with 2 beds and 2.5 baths and the remaining 17 were 1 bed 1 bath apartments.

Generally those in better shape got higher prices, even more than some in lesser shape which had a den. Condition matters to buyers today, as does updated mechanicals, windows and kitchens and baths. Those which are updated will get the highest prices.

Old Forge Crossing in 2018 was like much of the market and inventory was light. At this entry point in the market there is usually a good supply of buyers and competition with Drummers Lane and Chesterbrook is common. Overall, prices held up very well with prices increasing for units that were prepared for sale and had been updated, these units sell quickly for prices at or very close to asking price.

Sellers were getting on average 96.18% of the listing price.

Price per sq foot

The average square foot price has risen to $193 a square foot. This changes a little depending on the unit, 1 bedrooms price on average at $191 a square foot, 2 bedrooms at $208 a square foot, the town house that sold priced at $173 a square foot.

Median and average prices

The median price for 1 bedroom units was $160,000 and the average price was slightly higher at $160,556.

Median price for 2 bedroom units was $202,000 and the average price was $200,500.

What happened to these Tredyffrin Easttown Condos in 2017?

Since the beginning of the year sales have been brisk in 2018. One home settled that was pending at year end and two homes went under contract and are now pending. One is currently listed for sale a one bed with den for $208,700 in Old Forge Crossing as of this date. Let’s look back on last year.

33 sales, 21 of 1 bed and 11 of 2 bed condos, and 1 town house model over 2 floors with 2 ½ baths.

1 Pending sale of a 1 bed 1 bath unit.

Average overall square foot price $175.24. Although square foot price ranged from $127 to $208 a wide range dependant on many different factors such as location in the development, how updated the unit was and how much competition at the time of selling. Average square foot price for a 1 bed and a 2 bed unit is listed broken out below.

There does not seem to be a difference in price between 1st and 2nd floor units, there are buyers for each, some have a preference, some don’t. It may impact slightly but not visible looking at the data.

1 bed units have an average sale price per square foot of $167.55. Remember some of these units may have a den as well.

2 bed units have an average sale price per square foot of $190.16. Remember some of these units may have a den as well.

Average days on market was 41, again this number was impacted by some sales that took a long time and others which sold as soon as they came to market.

Overall sellers got 95.8% of their original asking price and 97% of their last asking price, the price when they received a contract which may have been reduced from the original asking price.
